The simple truth is the longer you wait, the further you will be from accomplishing your goal. When people say, "I'm in no rush," they are assuming that the market will change to their benefit.
The median detached house in Clairemont Mesa was $430,000 in 2008, now is $695,000 in December of 2019.
(Click here for ten years of stats)
- If you bought in 2008, you would have hundreds of thousands of dollars in equity. (Winning)
- If you waited to buy and "time the market" you would not have equity. (Not Winning)
- If you were a seller and sold back in 2008 (low price). You would have probably bought a different home and would have similar appreciation in a property that suits you better. (Winning)
- If you sold in 2008 (low price) and didn't buy, maybe you were trying to "time the market". (Not Winning)
Can you "time the market" or do most people move because of life changes?
Most of us encounter life changes that are more impactful on our decision to move.
Speculation and timing of the San Diego real estate market play less a role than what stage of life you are in.
Do any of these apply to you?
- Want to take your equity and bank-it because you are close to retirement age?
- Do you want to buy a condo so you can get some tax deductions? (realize appreciation/equity)
- Sick of your landlord raising your rent?
- Sick or trying to figure out the perfect time to buy or sell?
- Annoyed that your significant other keeps using the excuse of "it's not the right time" ?
- Is your house is too small, too big, too far from family? We can help.
