It has always been a supply and demand market for housing. Fortunately, the supply is limited geographically, Marine base to the North, Mexico border to the South, Pacific Ocean to the West, and Mountains to the East. Also, there is a general "no growth" policy and moving towards attached units.

One threat is an increase in interest rates making it less affordable and lowering demand.
