As you figure out is this the best time to buy or sell an easy indicator is the days on the market. For example, it took 17 days to sell in March 2022, now it is 28 days, in May 2022.
This could mean that the number of homes is increasing. It could also mean the number of buyers is dropping. In general, the days on the market increase typically indicates a softening seller's market. That means bad for sellers and good for buyers.
