Let's say you're looking to buy a San Diego home. You put in an offer, and it gets accepted, and you think, "OH SH!%." what happens if I don't buy the home?

There are things called contingencies which means if they are not satisfactory to you, you can cancel and get your deposit refunded.
Here are examples of contingencies I include to protect our buyers.
- Home inspection
- Loan
- Appraisal
- Seller disclosure
- Title Report
- Insurability
- Neighborhood investigation - Megan's law.
You usually get a few weeks to make sure things are cool. If they are not, you cancel and get your deposit refunded. If it looks good, then you will sign a contingency removal form. That is the point where if you sign the contingency removal form and don't close escrow, your deposit becomes non-refundable.
